State Specific Question About: NEW JERSEY (NJ)

Up to now, it has been cut and dry on what requires and what doesn't require a landlord to register a multifamily dwelling with the state. I'm having trouble sorting out whether a duplex which has 4 or more units in it should be registered or not. There is one lot and block number for the property and there is only the one building on the lot. Who requires or doesn't require the registration? I don't trust that prior owners followed the law, kwim? Does the town building inspector keep a copy on file as well? Anyone know? I was going to call the Dept. of Community Affairs but I didn't think they would disclose the information. --69.125.xxx.xx

A duplex by definition is a two unit place, yet you mentioned 4 units. The law is clear, it does not matter how many units you own, what matters is how many units touch each other. An example, I own a three family house. The mortgage company and the town call it a three family BUT one unit is a garage converted into a unit and does not physically touch the other unit which is a two unit house so I do not need a green card. On the other hand, if you have row houses, which are individally owned and you rent one, you need a green card because three unit are touching. So how many units touch each other? --67.82.xxx.xxx

There is one structure. Two front doors. Two apartments in each main door. The basements have a passage between them. You couldn't sell one side of the building. I understand what you are saying, but in this case, isn't it green card required because there are 4 or more families under a single roof (no matter if it is called a duplex or not)? I want to say this is a 4 family house but there are two front doors..... So..... green card or not? The people thought I was making this up and I am thinking they never registered. --69.125.xxx.xx
